In the past, tin mining was a major industry in Cornwall, South West Devon and some areas of Somerset. Although most of the mining in this area has now stopped, there is still a risk of old mine workings causing subsidence to properties in the area. It is therefore recommended that anyone purchasing a property within these areas should have a tin mining search carried out.

Why is this important?

Identifies whether or not there are any mine shafts underneath the property. Mine shafts under the property could cause subsidence which could in turn significantly devalue a property and make it difficult to sell. It could also cause significant damage to the property and even personal injury in extreme cases. 
If mine shafts are present it assesses whether or not they pose a danger to the property or will restrict any proposed development of the land.  Aside from causing subsidence a mine shaft under the property could impact the ability to develop on the land in the future. 
Assesses whether the mining in the area could have caused land contamination. Arsenic is a by-product of tin mining so land contamination is a risk if there has been mining in the area. If identified as an issue, this could make it very difficult to sell the property in the future. It could also be a health risk.
