Groundsure Homescreen is an entry level environmental report which provides advice on the risks associated with the property being determined as Contaminated Land under Part 2A of the Environmental Protection Act 1990.  It also includes detail on former landfill sites, and any subsidence/mining risk in the area as well as a screen of potential flood risk.  It comes with a certificate marked either "Passed" or "In Need of Further Assessment".

Why is this important?

Confirmation of whether the property is within or close to a radon affected area.

Awareness of potential contaminants in the area helps to assess the risk of contaminated land.

The existence of mining in the area and its potential hazards, including identification of natural and mining cavities, and a shallow mining assessment.

Mining can cause ground stability problems, restricting the ability to build or extend on the land in the future. It can also cause personal harm, damage to property and devalue a property, so it is important to know the risks before the purchase is complete.

An assessment on the possibility of natural ground subsidence.

Ground subsidence can cause personal harm in severe cases. More commonly it causes damage to the property, which in turn means costly repairs are required. Once a property has been the target of subsidence it can devalue it and make it harder to sell in the future.

Details of any former landfill sites in the area.

Risk of contamination is higher where there are sites nearby of potentially contaminative waste.

A “screen” of potential flood risk including river, tidal and surface water flooding.

Flooding can significantly impact the enjoyment and value of a property. This report includes a screening of the flood risk. Where a risk is identified, it can prompt the purchase of a full flood report for more detailed information.

The report comes with a full page summary on contaminated land, flood and subsidence. Risks are marked as "Passed" or "Issues Identified".

You can clearly see if there are any issues that you should pay particular attention to. In addition, GroundSure provides a free dedicated helpdesk for clients to discuss all “In Need of Further Assessment” reports with the consultant who assessed the property.

GroundSure Homescreen offers homeowners the benefit of a financial contribution of up to £60,000* if a Part 2A remediation notice is served by a local authority and where costs to remediate the site would be incurred by the homeowner.
