Groundsure Data provides a number of environmental datasets for commercial property professionals to utilise in their own due diligence.  Although the data is comprehensive and robust, the datasets are not interpreted and should therefore be used only as evidence to support conveyancers’ own professional judgment.

Why is this important?

GroundSure’s unique Historical Land Use data, comprising 6,500 individually identified potentially contaminative land uses

Helps assess the risk of contaminated land.
Locations of historical tanks, garages, petrol filling stations and energy facilities Provides an indicator of the risk of contaminated land.
Environment Agency flooding and British Geological Survey groundwater flooding data Helps assess the risk of flooding to the land or property.
A summary of geology and natural hazards in the area Helps assess the risk of flooding or ground subsidence to the property.
The location of World Heritage Sites and Environmentally Sensitive Areas (eg SSSIs) As these sites are usually protected from development it can be beneficial to live near to such a site.
If there are plans to build or extend a property, it is essential to know if the property or site is close to one of these areas as it could significantly impact the likelihood of getting planning permission in the future.

Unique high pressure oil and gas pipeline data.

A building proximity distance is often set stating the minimum distance recommended between the pipeline and any occupied building.  The location of such pipelines can therefore affect development in the future.
There can also be a risk of major accident if a high pressure pipeline was to fail.  It is therefore important to be aware of the risk, although such incidents are extremely rare.
